Daiwa House REIT Raises Full-Year Forecast on Property Acquisitions and Dispositions

Daiwa House REIT (TYO:8984) raised its net income forecasts for both fiscal periods ending Aug. 31, 2026, and Feb. 28, 2027, citing property acquisitions and dispositions.

For the six months ended Aug. 31, net income is projected to rise 6.1% to nearly 12 billion from 11.3 billion yen initially expected.

Operating revenue is now estimated at 31.4 billion yen from 30.4 billion yen originally forecasted, according to a Tokyo bourse filing on Wednesday.

For the half-year period ended February 2027, the REIT forecasts net income at 12.3 billion yen from 11.4 billion yen initially, and revenue of 31.8 billion yen from 30.5 billion yen.

The revisions are driven by the acquisition of MIMARU Tokyo Ikebukuro and the disposal of three properties, which are expected to generate combined gains on sales of 764 million yen and 1.43 billion yen across the two periods.

Daiwa House REIT raised its distribution forecast to 3,070yen per unit for August 2026 and 3,150 yen for February 2027, while keeping excess distributions steady at 436 yen per unit across both periods.
