This is a steep retreat from the US$9.2 billion spread over 19 deals in the first quarter, as heightened geopolitical uncertainty deepened investor caution and lengthened decision making cycles.\nMeasured against a year earlier, deal volume fell 55% and deal value dropped 58%. According to the EY-Parthenon Southeast Asia Private Equity Pulse (Q2 2026), SEA accounted for 2.9% of total Asia Pacific private equity deal value in the second quarter, down from 9.6% in the same period of 2025.\nThe pullback stemmed largely from the absence of megadeals above US$1 billion, which had underpinned first-quarter activity. Only one transaction topped US$500 million in the second quarter, with the remainder concentrated in mid-market deals.\nReal estate accounted for 90.8% of total deal value, far ahead of technology at 5.3% and consumer at 2.2%. That concentration rested on a single transaction, a US$850 million equity injection from existing shareholders into ESR Group.\nSingapore remained the centre of the region's private equity activity, accounting for about 70% of deal volume and reinforcing its standing as a haven for capital in a more cautious climate.\nExit activity told a different story. SEA logged 11 exits generating US$4.2 billion in realised proceeds, the strongest liquidity conditions since the start of 2022, with realised proceeds more than tripling from a year earlier even as exit volume held broadly steady. The bulk came from the roughly US$3 billion sale of Paragon by Cuscaden Peak Investments, an indirect wholly owned subsidiary of Temasek Holdings.\n\nFundraising in SEA stayed subdued, with just one fund close during the quarter. Across Asia Pacific, by contrast, aggregate capital raised jumped more than fivefold from a year earlier to US$42.6 billion even as fund closes declined, as limited partners concentrated commitments in larger, established managers.\n\"Improving exit activity nonetheless provides an encouraging signal for capital recycling and points to a more constructive outlook for sponsors in the quarters ahead,\" says Luke Pais, EY-Parthenon Asean private equity leader.\nThe report also points to a building opportunity in private debt, where SEA recorded one fund close in the second quarter, with CapitaLand Investment raising US$320 million for its Asia Pacific Credit Program II.
