Douglas Elliman will launch a digital transformation that aims to fundamentally change operations, redesigning itself as a tech-forward real estate company.
The company, which operates through Douglas Elliman Realty and Douglas Elliman Development Marketing, on Wednesday said its enterprise-wide technology transformation will improve efficiencies, enhance both adviser and client experiences, and reshape long-term cost structures.
It will additionally launch a new intelligence company, dubbed Elius, designed to power a new generation of intelligent real-estate experiences, products and services.
Shares fell 12%, to $1.71, in premarket trading.
Douglas Elliman plans to roll out artificial intelligence across the business, aiming to simplify operations, improve productivity and limit operating expenses. It is partnering with Google Cloud on the project, planning to consolidate technology and modernize workflows over the next three years.
The company said it will fund the project with existing resources and expects "a modest net incremental investment." It noted a substantial portion of the investment will replace its existing technology expenditures.
Elius, the new intelligence company, aims to build proprietary real estate intelligence capabilities beyond traditional brokerage, moving beyond current search and portal-based models by anticipating opportunities, surfacing insights earlier and delivering guidance, Douglas Elliman said.
"The next era of this business will be defined by intelligence," Chief Executive Michael Liebowitz said. ""For generations, residential real estate has been organized around the transaction -- and for just as long, the data that real estate transactions generate has been monetized by nearly everyone except the brokerages that create it. We are changing that model and taking it back."
