Insurance and risk The landlord insures the premises for reinstatement, rent loss (three years) and public liability; the tenant reimburses premiums and excesses. Rent abatement applies during reinstatement following insured damage; either party may terminate if reinstatement is incomplete six months before the end of the three-year rent-loss period.
