Centurion wins S$343 million tender for 7,000-bed worker dormitory at Kranji Close

Centurion Corporation Limited (OU8) said on Aug, 5 2026 that it has secured a 30-year lease from Singapore’s Building and Construction Authority to develop a purpose-built worker accommodation facility with about 7,000 beds on a 22,079-sq-m site at Kranji Close. The project is scheduled to be completed in the second quarter of 2028 and ready for operations in the third quarter of that year.

The site was awarded for 343 million Singapore dollars, the highest of 10 bids submitted. Centurion plans to develop the asset through a joint venture in which it will hold a 90% stake, subject to regulatory approval.

Built to meet the New Dormitory Standards, the facility will add roughly 17% to the group’s current Singapore purpose-built worker accommodation capacity of about 41,898 beds, bringing it to approximately 48,898 beds.

Upon stabilisation, Centurion may offer the asset to Centurion Accommodation REIT under its rights of first refusal.

The award comes amid firm demand for compliant worker housing in Singapore. BCA projects construction demand of 47-53 billion Singapore dollars in 2026, while the government is releasing five dormitory sites, including Kranji Close, to add more than 40,200 beds by 2030.
