R&F Properties Faces RMB2.61 Billion in Court-Ordered Payments Across Three Loan Disputes

On 15 July 2026, Guangzhou R&F Properties Co., Ltd. (R&F Properties) released an overseas regulatory announcement detailing three major litigation cases that have entered the enforcement phase. The combined court-ordered payments total RMB2.61 billion, with additional execution fees of RMB2.80 million.

1. Shanghai Loan Dispute • The Shanghai Municipal No. 2 Intermediate People’s Court issued execution notice (2026) Hu 02 Zhi No. 180, requiring R&F Properties to settle RMB476.18 million. • An execution fee of RMB0.54 million was imposed.

2. Tianjin Asset-Management Loan Dispute • The Tianjin Municipal No. 3 Intermediate People’s Court issued execution notice (2025) Jin 03 Zhi No. 935 for RMB1.76 billion and execution notice (2025) Jin 03 Zhi No. 1043 for litigation costs of RMB8.16 million. • Execution fees amount to RMB1.83 million.

3. Bank Loan Case in Tianjin • Following a final ruling by the Tianjin Municipal High People’s Court, execution notice (2026) Jin 01 Zhi No. 218 demands RMB367.11 million from the company. • The associated execution fee is RMB0.43 million.

Aggregated Financial Exposure • Total principal and related sums under execution: RMB2.61 billion. • Total execution fees: RMB2.80 million.

Company Response R&F Properties stated that it is actively communicating with relevant institutions to seek appropriate resolutions and will continue to disclose updates in accordance with regulatory requirements.
