United Hampshire US Real Estate Investment Trust has agreed to divest its BJ’s Quincy property in Massachusetts to 200 Crown, LLC for approximately 46 million Singapore dollars, according to a filing on Aug, 18 2026. The transaction was inked on Aug, 17 2026 (U.S. time) via the REIT’s indirect subsidiary, BJ’s Quincy 2016 LLC, under a conditional purchase and sale agreement. Completion is slated for Sep, 15 2026, subject to customary conditions.
The agreed price represents a premium of about 0.9 per cent to the asset’s book value of roughly 45.5 million Singapore dollars and 4.9 per cent above the independent valuation of around 43.7 million Singapore dollars as at Jul, 1 2026. It is also 1.2 per cent higher than the original purchase price of about 45.4 million Singapore dollars.
Estimated net proceeds of nearly 45 million Singapore dollars, after transaction costs of about 0.9 million Singapore dollars (including a 0.27 million Singapore dollar divestment fee to the manager), may be used to repay debt, fund acquisitions, support asset enhancement initiatives or meet other corporate needs.
Pro forma calculations based on FY2025 figures indicate that the sale would lower UHREIT’s aggregate leverage to 35.9 per cent from 38.6 per cent and raise its adjusted interest coverage ratio to 2.5 times from 2.4 times. Distribution per unit and net asset value per unit are expected to remain unchanged.
The transaction qualifies as a discloseable transaction under Singapore Exchange rules, with the largest relative figure, the consideration-to-market-capitalisation ratio, amounting to 10.6 per cent. The REIT’s manager said the divestment aligns with its active portfolio management and capital-recycling strategy aimed at enhancing financial flexibility and funding future growth.
