EC World REIT details leasing, divestment and debt status before Apr, 28 2026 AGM

EC World Real Estate Investment Trust (BWCU) has released written responses to unitholders’ questions ahead of its FY2025 annual general meeting, to be held on Apr, 28 2026.

The manager said most leases that expired in FY2025 at Hengde Logistics, Chongxian Port Investment and Chongxian Port Logistics have been renewed, except for the anchor tenant at Hengde Phase 2. As of Mar, 31 2026, leases due in FY2026 represent 38.7 per cent of net lettable area and 41.7 per cent of gross rental income.

Facing a three-year revenue decline from 107.8 million Singapore dollars in FY2023 to 35.3 million Singapore dollars in FY2025, and a net property income fall from 99.2 million Singapore dollars to 25.9 million Singapore dollars over the same period, the trust said it is engaging tenants early and undertaking asset-enhancement works at Hengde Phase 2 to attract multiple tenants.

On asset sales, the manager disclosed that although interest has been received, offers have so far been below acceptable levels. After two earlier mandates lapsed, CBRE was appointed in Mar, 2026 to restart the marketing process.

Both onshore and offshore lenders are reviewing the REIT’s debt-restructuring proposal; no formal response has been given. Aggregate leverage stood at 95.1 per cent at end-FY2025, up from 57.9 per cent in FY2023.

EC World REIT has until May, 31 2026 to submit a trading-resumption plan to the Singapore Exchange. The manager said it may seek an additional extension as the plan depends on successful divestments, outcomes of legal proceedings, the collection of receivables from its sponsor and a possible internalisation of its management function.

The manager added that the chief executive’s FY2025 remuneration of 470,180 Singapore dollars was unchanged from the prior year’s package, with the lower FY2024 figure attributable to unpaid leave.
