CapitaLand India Trust raises 150 million Singapore dollars in private placement, trims gearing after partial data-centre stake sale

CapitaLand India Trust (CY6U) told investors at the J.P. Morgan ASEAN Real Assets Forum on Jun, 30 2026 that it has secured about 150 million Singapore dollars through a private placement of 124.2 million new units at 1.208 Singapore dollars each, a deal that was approximately 2.6 times covered by institutional, accredited and other investors. Proceeds will fund a series of forward-purchase commitments, including the MAIA and Ebisu office projects in Bangalore.

The trust also confirmed completion on Feb, 27 2026 of the divestment of a 20.2 per cent interest in three data centres under development for 7.0 billion Indian rupees (about 99.7 million Singapore dollars). The transaction values the assets at an enterprise value of 52.0 billion Indian rupees (about 738 million Singapore dollars), implying a 2.7-times multiple on invested capital and a 13.7 per cent premium to their 31 Dec 2025 independent valuation.

Following these actions, CapitaLand India Trust reported an effective borrowing balance of 1.61 billion Singapore dollars as of Mar, 31 2026, with a gearing ratio of 35.7 per cent, down from 39.6 per cent at end-2025. Average cost of debt stood at 5.7 per cent, 78.5 per cent of borrowings were on fixed rates and 54 per cent were denominated in Indian rupees, supporting the trust’s natural currency hedge. Interest-coverage ratio was 2.8 times.

The manager reiterated its plan to lift onshore Indian debt to 40–50 per cent of total borrowings over the next few years and noted that 55 per cent of current debt facilities are sustainability-linked.

CapitaLand India Trust expects its committed pipeline to expand gross floor area by about 49 per cent to 32.3 million sq ft by 2030, driven by 7.3 million sq ft of forward-purchase assets, 1.4 million sq ft of data-centre developments with 200 MW of gross capacity and 1.9 million sq ft of ongoing office developments.
