E-commerce Giant JD.com Invests HK$750 Million in Hong Kong Student Accommodation, Adding to Major Spending Spree

Student housing has become a highly sought-after investment in Hong Kong. The mainland e-commerce leader JD.com (JD), which has been actively expanding its presence in the city in recent years, has now acquired the Harbourview Seaview Hotel at 268 Shanghai Street in Yau Ma Tei for HK$750 million from FE CONSORT INTL (0035).

As part of the deal, JD.com is guaranteed annual revenue of HK$45 million from FE CONSORT INTL over the next three years, representing an approximate annual return of 6%.

Information shows the Harbourview Seaview Hotel offers 268 guest rooms. The hotel was originally completed in 1993, with a site area of about 5,402 square feet and a total gross floor area of approximately 67,826 square feet.

FE CONSORT INTL announced yesterday (6th) that it had entered into a sale and purchase agreement with JD Fabulous, a subsidiary of JD.com, for the sale of all issued shares of Success Talent Company, which holds the property. The property, formerly the Harbourview Seaview Hotel, has been undergoing conversion by the group to transform its rooms into student accommodation units.

Following the transaction's completion, the property will undergo comprehensive renovation to operate as a student dormitory, with completion expected in the second half of this year.

According to a management agreement to be executed upon completion, the manager (an indirect wholly-owned subsidiary of FE CONSORT INTL) will continue to manage and operate the property as student accommodation for a three-year period. During this term, it will pay the target company a guaranteed annual income of HK$45 million.

The announcement indicates the initial purchase price of HK$750 million represents a significant premium of approximately HK$484 million over the property's audited net book value of around HK$266 million as of the end of March this year. The group expects to record a disposal gain of about HK$423 million from the sale.

Proceeds from the sale, amounting to HK$630 million, will be used to repay existing bank loans, with the remaining HK$106 million allocated for the group's general working capital.

FE CONSORT INTL believes this transaction will unlock substantial value appreciation within its asset portfolio, allowing the group to recognize the disposal gain. This is expected to help improve the group's financial position and facilitate deleveraging.

Furthermore, the deal provides FE CONSORT INTL with an opportunity to establish a strategic relationship with JD.com and explore further collaboration, including potential student housing projects in Hong Kong.

In fact, JD.com has been aggressively developing its Hong Kong footprint in recent years. In 2024, it spent HK$1.8 billion to acquire the entire Li Fung Centre in Shek Mun, Sha Tin, for use as a logistics center.

In late 2025, it invested HK$3.5 billion to acquire a 50% stake in the China Construction Bank Tower at 3 Connaught Road Central in Central from Lai Sun Development.

This means JD.com has deployed approximately HK$6.05 billion into the Hong Kong market over a span of about one and a half years.

Additionally, Hong Kong's first physical flagship store for the brand, the "JD MALL," covering about 30,000 square feet, opened last month.

Last week, the company also formed a consortium with China Overseas Land, China Merchants Land, China Resources Land (Overseas), CTS Group, and Sino Land to submit a bid for a site in the Hung Shui Kiu area.
