Digital Core REIT said on Aug, 12 2026 that it has signed agreements to sell its entire 90.0% stakes in data centres at 200 North Nash Street, Los Angeles, and 371 Gough Road, Toronto, together with a 39.0% interest in the 8217 Linton Hall Road facility in Northern Virginia, for a combined US$315.9 million.
The buyer is Digital CR Singapore Investor, LLC, a wholly owned unit of the trust’s sponsor, Digital Realty Trust. Post-closing, the real estate investment trust will exit the Los Angeles and Toronto assets and retain a 51.0% holding in the Northern Virginia property.
Proceeds will partly fund two new acquisitions: a 25.0% interest in the Osaka Data Centre in Japan for ¥17.6 billion (about US$108.5 million) and a 2.5% stake in Digital Loyang 2 in Singapore for 87.4 million Singapore dollars (about US$67.6 million). These purchases, also from Digital Realty affiliates, will raise the REIT’s ownership in the Osaka facility from 20.0% to 45.0% and mark its first entry into the supply-constrained Singapore market.
Total cash outlay for the acquisitions and related fees is estimated at US$181.8 million. The REIT intends to use US$117.4 million of the divestment proceeds to repay Euro- and U.S. dollar-denominated debt and may deploy up to US$20.0 million for unit buybacks.
Management forecasts the overall transaction to lift distribution per unit by about 4.1% on a pro-forma basis and lower aggregate leverage by roughly 290 basis points. Unitholders’ approval will be sought at an upcoming extraordinary general meeting, with a circular to be issued in due course.
