Xenia Hotels & Resorts (XHR) stock soared 5.07% during intraday trading on Friday, following the release of its first-quarter 2026 financial results and subsequent positive analyst action.

The company reported quarterly adjusted funds from operations (FFO) of $0.63 per share, beating the analyst consensus estimate of $0.56 by 12.5%. Revenue for the quarter was $295.4 million, also surpassing expectations. Net income attributable to common stockholders rose 26.9% year-over-year to $19.8 million, driven by higher occupancy and average daily rates across its portfolio.

Concurrently, the company raised its full-year 2026 guidance for adjusted FFO and adjusted EBITDAre, citing strong momentum. This prompted BMO Capital analyst Ari Klein to maintain a Buy rating and raise the price target to $18.00, citing the company's strong performance and upgraded outlook.
