CapitaLand Ascott Trust announced its condensed interim results for the six months ended Jun, 30 2026, posting a total return of about 63 million Singapore dollars, down from 88 million Singapore dollars a year earlier.
Gross revenue slipped 6.9 per cent to 370.9 million Singapore dollars, while direct expenses eased to 209.3 million Singapore dollars from 215.9 million Singapore dollars in the previous comparable period.
Income available for distribution to Stapled Securityholders rose 11.0 per cent to 107.1 million Singapore dollars, supported by 42.8 million Singapore dollars of distribution adjustments and a 13.4 million Singapore dollars release of prior-year retention. The distribution per Stapled Security was maintained at 2.53 Singapore cents, unchanged from the year-earlier period.
Net asset value per Stapled Security stood at 1.15 Singapore dollars as of Jun, 30 2026, compared with 1.17 Singapore dollars at Dec, 31 2025. The trust’s aggregate leverage ratio remained stable at 37.7 per cent, with an interest coverage ratio of 2.9 times.
Total investment properties, investment properties under development and freehold land and buildings were valued at 7.65 billion Singapore dollars, marginally higher than the 7.64 billion Singapore dollars reported at end-2025.
