CapitaLand Ascendas REIT (A17U) said on Mar, 24 2026 that it has agreed to acquire three assets for a combined 1.4 billion Singapore dollars, marking its entry into Japan’s data centre market while adding two properties in Singapore.
The transactions comprise: • A 100 % stake in 25 Loyang Crescent, a ramp-up logistics and industrial facility in Singapore, for 504.2 million Singapore dollars. • A 50 % stake in Ascent, a business space property at 2 Science Park Drive, for 245.0 million Singapore dollars; the remaining half will be bought by a global sovereign wealth fund. • A 49 % stake in a 40.5 MW Tier III hyperscale data centre in Greater Osaka for 620.7 million Singapore dollars, with the balance held by a fund managed by Mitsui & Co. Realty Management.
Including acquisition fees and transaction costs, the total outlay is estimated at 1.410 billion Singapore dollars. CapitaLand Ascendas REIT plans to fund part of the purchase price through an equity fundraising.
On a pro-forma basis, the REIT expects the three assets to lift distribution per unit by about 0.318 Singapore cents, or 2.1 %, assuming completion on Jan, 01 2025. Portfolio occupancy would rise to 91.5 % with a weighted average lease expiry of 4.3 years.
The Ascent acquisition was completed on Mar, 23 2026, while the Osaka data centre and 25 Loyang Crescent deals are scheduled to close in the second and third quarters of 2026, respectively.
Following these and other recent purchases, CapitaLand Ascendas REIT’s assets under management in Singapore will increase to roughly 13.2 billion Singapore dollars, representing 66 % of its total portfolio of 19.9 billion Singapore dollars. The trust said its pro-forma aggregate leverage is expected to rise to 39.7 % from 39.0 % as at Dec, 31 2025 after the equity fundraising.
